THE APPRAISAL PROCESS AT A GLANCE
Our process begins by the applicant providing us with the appropriate data such as property address, property owner, and related tax statements and parcel numbers. We also need the purchase agreements or documents regarding the purchase, as well as legal descriptions and legal plat drawings.
Our process begins by the applicant providing us with the appropriate data such as property address, property owner, and related tax statements and parcel numbers. We also need the purchase agreements or documents regarding the purchase, as well as legal descriptions and legal plat drawings. This is all data that basically becomes a part of the file. Prior to the setting up of an appointment, additional information is gathered locally, regarding the property, in order to determine the appropriate appraisal forms that will be utilized. Upon having a complete file, we proceed to set up an appointment with the appropriate parties to inspect the property.
Our inspection of the property includes physically measuring the home on the exterior, photographing it for records on the interior and exterior. Thorough analysis of the exterior lot lines and general observation of the surrounding neighborhood are part of our notations.
On the interior of the property, we thoroughly inspect each room including its general measurements, its finished conditions, general condition, and structural integrity.
We further look at the home mechanical systems and their general operating condition. After a thorough inspection of the home is completed, the real work begins. That being the analysis of value. In preparing an analysis of value, several items are considered: Location, design, style, room counts, basement, basement finish, garages, deck, and porches (and any other amenities), and generally approximately 10 sales comparables are selected. From those 10 sales comparables selected, we narrow it down to 4 to 6 reasonable sales comparables that reflect subject's value.
The sales are analyzed and photographed individually and presented on the appraisal report. The report is completed after final analysis with appropriate maps and other supporting data compiled and the customer is notified that the report is ready for either mailing, EDI delivery or individual pick up with review consultation always available. |
